All prices are inclusive on each property having a max of the following rooms:
1 reception room, 1 Kitchen, 2 Bathrooms / shower room or W.C room, Front & Rear Garden, 2 Balconies and 2 floors comprising of hallways, stairs and landings.

Additional charges and Terms and Conditions:

    • Services:
      If you require an inventory only without meeting the tenants or an updating an existing inventory check in report only, the price is the same as an inventory and check in as seen on our price list. For mid term inspections, please contact us for a quote which is based on the level of service required.
    • Congestion Charge:
      An additional fee of £15 for the Congestion Charge applies to properties situated in the congestion charging zone.
    • Additional rooms rate - £10 per room
      If the rooms do not fall under the inclusive rooms stated above additional charges apply. Additional charges also apply to gardens over 100ft and for Out buildings, loft spaces, utility rooms, cloakrooms, conservatories and garages which need to be documented in the report. A discounted rate can be agreed to numerous additional rooms as listed above, please contact us discuss for more details.
    • Heavily furnished properties - Additional charges min £20
      Where the inspection finds excessive / heavily furnished properties, particularly in the kitchen. Please discuss the extent of furnishings in the notes section of the booking form for an accurate assessment and price or contact us directly to discuss further.
    • Bank holidays, Sundays & Out of Hours Bookings - Surcharge of £20
      (Office hours: Before 9am or after 5pm) This will be charged should an appointment be agreed to be conducted in such circumstances.
    • No cancellation charges up to 24 hours’ notice by telephone or email.
    • Cancellation within 24 hours - charge of 25% of invoice
      If we are unable to have access to property at agreed appointment date and time, contractors still on-site causing delays in inspections or tenant / landlord not present at agreed time, either will be charged as stated. Cancellations on the day where sufficient notice is provided / we have not already reached the property and the appointment is re scheduled within 14 days will not be charged. A full refund will be given for cancellations which are 24hrs in advance of booking and not re scheduled.
    • Payments:
      Must be made prior to appointment or payable after inspection prior to the release of reports to any party if agreed on booking. We will not release reports until the payment has been made in full by the person who has made the booking or who has accepted responsibility with us / landlord for the payment.
    • Prices:
      Our prices are based on average sizes per category, but are subject to change if the property exceeds the average square feet size for its category. In this circumstance we may provide a quotation which is greater than the prices advertised on our website based on additional time needed on inspections, our typing, and administration. If we are informed the property size by the tenant, agent and landlord and quote a price prior to inspection, this is subject to the description being accurate and additional charges as outlined above will be added if the description is vague and not accurate as per the additional room rates stated above or the overall size of the property exceeds the national average for its category. Please discuss prices prior to booking for a more accurate rate.
